Scana Steel AB manages Scana’s real estate in Karlskoga, Sweden.
Scana Steel AB is a small, successful and cost effective holding company of Scana’s real estate in Karlskoga.
The company owns 35,000 m2 of real estate in total. This mainly consists of industrial premises, with additional office and service areas. The business is located on the old industrial premises of Bofors, and the properties were acquired in 1997, when Scana bought a part of Bofors AB.
Following structural changes in the defence industry, a need has arisen to see new activity in the halls, to replace the existing tenants lessened need for rented area.
Services
Today, six external companies rent areas for a total of 23,000 m2. The remaining areas are utilised by Scana Steel Booforge AB.
Today, two companies are operating on the premises, on a surface area covering just over 15,000 m2.
One of these companies are KGA Logistik AB, owned by Galatea Spirits AB. KGA Logistik AB is one of the five largest distributors of beer, wine and spirits in Sweden.
Logistics and geography
From a Swedish perspective, Karlskoga lies almost in the middle of a centre for logistics. And what with the improved road E18 towards Örebro and Karlskoga, Karlskoga today represents a strong, competitive alternative to other closely situated places.
During 2009, the company has taken further steps in its changeover; and when a tenant within mechanical processing was forced to decrease its rented area because of the economic downturn that hit the business, there were at the same time interest at KGA Logistikk AB to correspondingly increase its rented area size. Following this change, the tenant has in collaboration with Scana Steel AB invested in a new distribution terminal.
In 2009, Scana Steel AB acquired real estate that borders on its own property to secure future expansion needs.
